Investor property inspections are performed prior to purchase as well as periodically during ownership. Periodic inspections for properties currently in your portfolio would ensure the identification of needed repairs following say a long term tenant's departure. Long-term tenants sometimes neglect to mention repairs and/or abuse the property during their tenancy. Identifying those problems early is the key to profitable ownership.

 

Pre-Listing Inspections (Seller Certified Home Program)

Listing inspections are very good for the homeowner who may not be in tune with the condition of their home. A great many sales are cancelled due to the buyer's shock at the "functional condition" of the home. It may look great, but have serious technical, safety, or functional issues present without the owner's knowledge. Having the home inspected prior to placing on the market is the ideal way to identify and either repair or disclose the issue(s) found during the Home Inspection. Obviously, repairing the items would be the most beneficial towards completing the sale. However, there may be financial reasons where the owner can't make the repairs. Disclosing them up front and pricing the home based upon that disclosure will often times produce a higher net sales price for the owner.

 

Review Inspections

Review inspections are performed after completion of a Pre-Listing Inspection per the request of the Buyer.  The objective is to identify if the condition of the home has changed since the Pre-Listing Inspection was completed and for the Buyer to obtain the full Home Inspection Report and thus important information about the condition of the property.  The pricing for this Review Inspection service is typically $100.

 

Home Maintenance Checkups

Home maintenance inspections are performed routinely for the benefit of the homeowner to help them learn how to maintain, monitor, and improve their home.  This helps them to improve the enjoyment and value of their home while protecting their investment.  An inspection can help identify opportunities such as window draft reduction or improved insulation to help make the home more comfortable and economical.  A routine home inspection, such as every two years, can also help find simple maintenance actions to be taken now to help prevent large expenses in the future.  The pricing for this Home Maintenance Checkup service is typically $100 for one annual visit over a two year period.
