The Home Inspection Process
Customer Request
We work with the customers, and realtors as appropriate, to determine the day and time of the
inspection. We also discuss what is typically included as part of a home inspection, discuss the scope of inspection for the specific property, and ask if customers have special concerns or areas requested to be inspected more closely. As part of our commitment to customer service, we invite customers to:
- meet at the home at the end of the inspection to review the report summary while looking at the items
discussed
- review the report in detail and call with any questions
- or be present for the inspection.
BASE PRICING* for Single Family Residential Home Inspections
- Up to 2000 total square feet $385
- 2001 to 2800 total square feet $420
- 2801 to 3600 total square feet $455
- Customer Review Meeting $40
- Reinspections $0 - $80 depending on scope, travel, and timeline
*Base Pricing includes inspection of the primary garage. Each inspection is different and the above pricing may be adjusted depending on the specific property or scope of work to be performed. Additional charges might be applied for additional garage(s) with their own heating/cooling and plumbing systems, inspections outside of the typically served area, etc. Please call to discuss pricing for larger properties, multiple family units, or other scenarios and services.
Pre-Inspection Agreement
A Pre-Inspection Agreement is required to
be signed by the customer prior to performing the home inspection. This provides customers with important
information about what is, and is not, included in the inspection and acts as the
contract of work to be performed.
Additionally, it is required by many state licensing boards and
insurance companies. This helps to
protect both customers and inspectors, which in turn helps keep inspection
costs low.

Home Inspection
We
conduct comprehensive inspections that include visual evaluation of the major
components of a home. This includes opening and closing doors and
windows, inspecting roofing materials, and operating air-conditioning and
heating systems as conditions permit. The
Inspector will also fill the sinks and tub(s), run the shower(s), and flush the
toilets. While doing so, the Inspector creates a detailed, understandable
report indicating the observed conditions of the following items:
- Roof, Chimney, Flashing, Valleys
- Gutters, Downspouts, Drainage
- Driveways, Garages, Landscaping
- Patios, Decks, Porches, Stairs
- Siding, Trim, Windows
- Plumbing and Electrical Systems
- Heating and Air Conditioning Systems
- Walls, Ceilings, Floors, Doors
- Structural Components
- And Many More
Report Presentation
Finally, we present the findings and a copy of the Home Inspection Report highlighting easy-to-read details on:

minor deficiencies
- Any major
expenditures necessary
- What to watch
out for
- Helpful home
preservation tips
- Safety concerns
- And much more
We will review the
detailed report with you to make sure you understand everything included and
